The steps in the buying process in Croatia are briefly as follows:

  • Offer, negotiations and agreements
  • Preparation of documents
  • Conclusion of contract and payment of the purchase price
  • Transfer of ownership
  • Payment of real estate acquisition tax when applicable.

The real estate acquisition tax in Croatia is 3% of the purchase price. The tax office issues the invoice and the amount goes to the city or municipality in which the property is located. The real estate acquisition tax is waived if the property is sold by a company that has to pay the VAT.
